Policy For Property Rental

- A US Government issued picture identification of all applicants must be submitted with the application. Any False, negative, misleading,  or omitted information may immediately disqualify your application. 

- All persons that will be residing at the property over the age of 18 years must submit an application.

- Income must be a minimum of three (3) times the amount of rent. Required deposit is at least one months rent. Deposit required by owners may be more for some units. A temporary employment may not be considered for income services.

- You must have good credit with no bad debts, collections, judgments, etc. Our credit checks are evaluated by means of debt(s), not a 'number' type rating like FICO. Foreclosures are not a good thing, but it may not have a substantial effect in our review process if the rest of the credit looks good. 

- No prior evictions, bankruptcies,  or criminal convictions in the last 7 years for violent acts, drugs, any felonies, etc. 

- To submit references from prior landlord.

- The Property owner reserves the right to approve applications.

- Trefoxx does not use a first come first serve policy, therefore, the most qualified applicant will be awarded the property on a rental basis. 

- Condition of unit at move-out must meet the standards of Trefoxx Real Estate. If it does not, Trefoxx reserves the right to have the unit cleaned, painted, and deduct any charges from the tenant’s deposit, including Association fines and unpaid utilities.

- Rent and deposit monies MUST be paid before the keys to the unit can be released. First full months rent and deposit must be in the form of a cashiers check or money order. Please do not bring cash.

- Application fees are $25 per applicant, paid in advance, on a cash basis only. No refunds will be issued.
